Visited Capital Athena last Sunday. Upgrading from my 2BHK. Builder ka construction quality aur maintenance charges ka kya scene hai? Real residents, please share your experience after possession.

Is there any commercial space coming up nearby? Like a mall or a big market? That would really boost the value.
U8, there are a few small commercial complexes planned, nothing major like a proper mall yet. But daily needs shops and a few restaurants are already there.
For first-time buyers, get a thorough inspection done by a third-party agency before possession. It's worth the money. Builders often hide defects.
Last year, there was a big issue with water supply quality. Is that resolved now? Heard it was brownish sometimes.

Any idea about the current resale rates per sq ft for a 2BHK? Mera budget limited hai, so looking for value.
U4, Sector 1 mein abhi average rates 6800-7200/sqft chal rahe hain. Capital Athena might be slightly lower, maybe 6500-6800 depending on floor and view.
The biggest problem with these projects is often the common area maintenance post-builder handover. AOA kitna strong hai, that's key. Builder exit ke baad kon sunega?
Totally agree U6. AOA ki meetings attend karo, unke financials dekho. That's the real health check of a society.
U2, self-use ke liye bhi chal jaayega, but only if you get a really good deal on resale. Current market mein prices are a bit high for the quality offered.

U18, Mahagun and Gaur are generally better on construction quality, but their prices are also higher. Capital Athena is value for money if you can overlook minor issues or are willing to spend a bit post-possession for fixes. Visit multiple resale flats before deciding.
Ek aur cheez, amenities ka kya status hai? Club house, swimming pool, gym – sab fully functional hain ya abhi bhi under construction?
U20, most amenities are functional, but the quality of some equipment in the gym is sub-par. Pool is okay, but maintenance could be better. Kids play area is decent.
Main toh bolunga, agar investment ke liye dekh rahe ho, toh Capital Athena theek hai. Rental yield achhi hai. Self-use ke liye, be prepared to spend on minor renovations.
U8, metro line ka kya update hai? Aur maintenance charges kitne hain per sq ft? RERA completion date kya thi?
U11, metro extension ka work chal raha hai, hopefully by 2025 end. Maintenance charges are around ₹2.75 per sq ft currently, but they increased it last year from ₹2.25. RERA date was Dec 2020, possession mila Feb 2022 mein.
₹2.75/sqft is on the higher side for Noida Extension. Many societies are still at ₹2-2.50. Check their annual accounts, sometimes they overcharge for common area electricity or security.
Exactly U13! Before buying, always ask for the last two years' audit reports of the AOA. It gives a clear picture of how funds are managed. I made this mistake with my first property.
Overall, Capital Athena is a mixed bag. Location and appreciation potential are good, but be prepared for some initial quality niggles and a slightly higher maintenance. Negotiate hard on the price if you're buying a resale.
Niggles? U15, that's an understatement! My 'niggle' was a leaking roof for 3 months. Builder toh aise gayab ho gaya tha jaise Eid ka chaand! Lol.
U16, I hear you. But from an investment perspective, Sector 1 is doing well. With the new FNG expressway access getting better, rentals are picking up. Capital Athena might not be perfect, but it's a decent option for rental yield if you get a good deal.
I bought a 3BHK there in 2018. Possession was delayed by 1.5 years. Quality-wise, electrical fittings were sub-par, had to change most of them. But location is good, near the upcoming metro line. Property value has appreciated almost 20% in 3 years.
U8, 1.5 years delay? Did you get any compensation from the builder for that? RERA ke hisaab se toh milna chahiye.
U9, compensation toh kya hi milta hai. They gave some vague 'force majeure' reasons. AOA ne try kiya tha, but builder didn't budge much. Small penalty only.
Bhai, Capital Athena ka naam toh suna hai, but reviews mixed hain. Maintenance ka issue bahut common hai Noida mein, especially in Greater Noida West.
Mixed reviews? I heard it's decent for the price point in that sector. Which sector are we talking about? 150 ya Noida Extension? Quality-wise, I saw their sample flat, looked okay.
U2, sample flat toh sabka achha hota hai. Actual quality dekho. Mera ek friend wahan rehta hai, plumbing issues bahut common hain, aur lift bhi aksar kharab rehti hai. Maintenance charges bhi badha diye they bina notification ke.

U5, Capital Athena ka RERA record check karo, they've had a few complaints. Compare it with ATS or Godrej in the same sector. Their complaint resolution rate is lower.
Yaar, yeh builders bas booking ke time bade bade waade karte hain. Ek baar paisa mil gaya, then you are on your own. My flat in Gaur City also had similar issues initially.
Exactly U3! Plumbing is a nightmare. My bathroom ceiling got stained twice from the flat above. Builder just patched it up, no permanent fix. Maintenance team ka response time is pathetic.
