Capital Athena: Parking and snag list reality?
Since January I've been shortlisting 3BHK flats in Noida. Currently in a 2BHK in Sector 78, thinking of upgrading. Already have a home loan, so this price jump needs to be justified. I'm checking out projects like Capital Athena. My big question is parking allocation – is it still lottery-based or do they guarantee a spot? Also, what's the reality of snag lists post-possession? Do builders actually fix things promptly, or is it just a formality they tick off? Any insights on what to look for during final inspections would be helpful.

Have you looked at projects in Sector 137 or 143? Maybe better value and less hassle with some established builders there. Might be a bit further but can offer more peace of mind.
Overall, U1, parking is a gamble, snag list takes persistence. Professional help for inspection is key. Aur builder ka track record RERA pe check karna mat bhoolna. All the best!
U1, what did you decide finally? Did you visit Capital Athena? What were your observations regarding parking and the general condition of the ready units?
One last tip: take photos and videos of everything during inspection. It serves as proof if you need to escalate issues later. Dates and timestamps are your best friends.
Capital Athena ka rate around 6000-6500/sqft chal raha hai for resale. New bookings toh shayad hi hon. Sector 150 is 7k+ easily. So, for your budget, maybe this is a good option location-wise, but builder reliability is key.
Read your builder-buyer agreement very, very carefully. Especially clauses related to delays, penalties, parking, and maintenance charges. Don't sign anything without understanding every single line.
Maintenance charges pe bhi negotiate karna. Builder initially kam bolta hai, phir badha deta hai once everyone moves in. Aur jab tak society form nahi hoti, builder apni marzi chalata hai.
Builder ne phir se date extend kar di lol. This is the story of every second project in Noida. Prepare for delays mentally and financially.
Noida mein abhi prices badh rahe hain, especially near the upcoming metro line extension. Capital Athena ki pricing kya chal rahi hai abhi? Sector 150 projects are good but expensive, around 7k-8k/sqft. How does Athena compare?
As an NRI, I always hire a professional inspection agency for pre-possession. It's worth every penny. Builder se argument karne ka time nahi hota, aur woh log technical details mein bahut help karte hain. They provide a detailed report.
U1, Capital Athena is near Sector 78 only, right? Accessibility is good. But check their amenities completion. Mera experience hai ki builder club house aur pool ka kaam last mein karte hain, ya phir half-finished hi rehta hai for years.
Existing home loan ke saath second EMI jump will be significant, U1. Calculate that carefully. Capital Athena mein agar resale mil rahi hai toh maybe price thoda better hoga, but new booking toh mushkil hai.
During inspection, also check the quality of fittings – switches, taps, door handles. Often builders use cheaper alternatives than what was promised. Make a video recording of the entire inspection.
Snag list toh har builder ka natak hai. Fix karte nahi jaldi. Mera bhi same experience tha Godrej Woods mein. Ek baar possession mil gaya, phir woh log phone uthana bhi band kar dete hain. Small issues ko toh ignore hi kar dete hain.
Capital Athena ka track record delays ke mamle mein kuch khaas nahi hai. Mera ek relative wahan invest kar chuka hai, Phase 2 abhi bhi late hai. RERA site pe bhi delays dikha raha hai, check kar lena before you commit.
U1, make sure you check the RERA registration number and details thoroughly. Project completion date, amenities list, sab wahan mil jaayega. Builder ke promises pe mat jaao, paper pe kya hai woh important hai.
For final inspections, U1, be super meticulous. Don't just look, touch everything. Check water pressure in all bathrooms, flush all toilets, switch on every light and fan. Open and close all windows and doors to check alignment. Look for damp patches, especially near plumbing lines. Builder ne phir se date extend kar di lol.
Capital Athena ka possession status kya hai? Kaafi delays sune hain. Phase 1 toh mil gaya, but Phase 2 ka kya scene hai? Koi recent update hai kya?

U1, Capital Athena mein parking ka scene toh bhai, lottery hi hai mostly. Guaranteed spot second car ke liye toh bhool hi jaao. Mera friend wahan rehta hai, usko ek hi parking mili hai, doosri ke liye abhi tak wait kar raha hai. Builder ne bola tha mil jaayegi, but ab bolte hain first come first serve basis pe mil rahi hai, woh bhi extra charge karke.
