Our old 4BHK in Anand Nagar finally sold for ₹1.9 Cr last month. Kids have settled abroad, so ab itna bada ghar nahi chahiye, looking for something manageable. My wife and I are thinking of a 2BHK in Kothrud or Baner. Budget is around ₹80-90L. Main confusion hai rent vs buy. Pune mein property appreciation sahi hai, but EMI ka tension bhi hai. Kya rent pe rehna better hai for flexibility, ya buying a smaller place makes more financial sense long-term, especially with capital gains from the old house? Also, capital gains tax ka kya scene hai? Agar naya flat lete hain, Section 54EC bonds ke alawa koi relief milta hai kya? Builders like Kolte-Patil or Shrinivas ke projects dekhe hain. Proximity to hospital, low maintenance society is important. Any advice on this financial puzzle?

Dekho, capital gains ka rule simple hai. Agar naya residential property le rahe ho within 2 saal (ya construct kar rahe ho within 3 saal) from selling the old one, tab Section 54 ke under exemption
Yaar, same pinch! Hum bhi exactly isi confusion mein hain. Pune mein appreciation toh hai but EMI ka sochte hi darr lagta hai. Capital gains tax ka poora scene samajhna bahut zaroori hai, warna saara profit tax mein chala jayega.
