Capstone Landmarks Chlorophyll ka resale potential kaisa hai? My 2BHK se upgrade kar raha hoon. Ye completed project hai, but capital appreciation since launch kitna hua hai? Rental yield kya expect kar sakte hain? Investor ratio pe bhi doubt hai, ghost society nahi chahiye. Long-term ROI dekh raha hoon.

My cousin bought a 2BHK in a similar completed project in Anand Nagar around 2022. He was hoping for good rental income and appreciation. Rental yield toh around 2.5-3% hi mil raha hai, which is okay but not great. Appreciation bhi hardly 5-7% total hua hai in two years. So, 1.6 Cr pe ROI expect karna will be tough unless the location is super prime or there's some upcoming infrastructure. Best to compare with other options in the same budget range.
Ghost society ka doubt toh real hai, especially with just 52 units. It's a small community. Agar investor ratio high hua toh common areas dead rehte hain, amenities use nahi hoti. Long-term ROI ke liye ek vibrant community hona bahut zaroori hai. Akurdi mein ek project hai jismein 40-50 units hi the, ab hardly koi rehta hai wahan permanent. Rental yield bhi affected ho jaata hai aise mein.
Ghost society check karne ke liye, site visit ke time evenings mein jaao. Dekho kitni lights on hain. Residents se baat karne ki koshish karo, security guards se poochho. Also, RERA number P52100002770 hai iska. Usko check karke dekho agar koi complaints ya disputes reported hain. Total units 52 hain, toh community feel aana mushkil hai if half of them are rented out or empty.
Exactly! U4 sahi keh rahe ho. My friend bought in a similar small project near Sinhagad Road and now regrets it. Amenities hain but use karne wale nahi hain. Plus, society management mein bhi issues aate hain jab units kam hon aur sab investors hon.

Jo projects under construction the unhone thoda bahut dikhaya hai. Chlorophyll ki possession date 2021 hai, so most of the initial appreciation curve toh nikal chuka hoga. Rental yield bhi tabhi achha milega jab location premium ho aur demand high ho, warna ghost society ka darr toh rehta hi hai, jaise Amanora Park Town mein kuch buildings mein hua tha.
