posted on 9 MayCarpet area claims are always misleading, especially in Ansal Aastha.
Is the carpet area for Ansal Aastha Mig Zone really as efficient as they claim for a 2 BHK? Honestly, I'm finding it hard to gauge from floor plans. My kids have moved out, so we're selling our big house and looking for something manageable in Rajkot. Don't want a huge place, just a compact, well-laid-out flat with usable space. I'm worried about wasted corridors or odd corners, you know? What's the actual maintenance charge like there, and what all does it cover? Also, is it mostly end-users or investors? We want a peaceful, good society, not a ghost town. Any practical tips for checking the real usable space during site visits, beyond just the numbers?

Carpet area ke liye, ek simple trick hai - apne furniture ke dimensions leke jao. Sofa, bed, dining table. Dekho woh fit ho rahe hain ya nahi. Numbers se zyada, practical fitment dekho.
Ansal Aastha ka price range kya chal raha hai abhi? Is it really ₹29 L – ₹30 L or are there hidden charges like floor rise, preferrential location charges (PLC) or club membership fees? My budget is very strict, can't afford any surprises. Also, is it ready to move or still under construction?
Ready to move properties mein hidden charges kam hote hain, but not zero. The ₹29-30L range is for the base unit. Registeration, stamp duty, transfer fees, utility connections, these can easily add another 2-3 lakhs. Compare it with other completed projects in areas like Krishna Kunj; sometimes you get better value for money if you stretch your budget a tiny bit more for a slightly bigger carpet area.
Ready to move hai, toh PLC ka issue shayad nahi aayega. But haan, club membership, parking charges, society formation fees, electricity connection charges yeh sab alag se lagte hain. Negotiate hard for these or get them in writing. Kabhi kabhi GST bhi extra hota hai.
Yes, as per Propmyna data, the price range is indeed ₹29 L – ₹30 L. It's a completed project, so ready to move.
Ansal Aastha Mig Zone toh 2022-06-01 ko possesssion ho gaya hai, right? RERA number UPRERAPRJ5670 hai. Builder ka track record thoda mixed hai, Ansal ke kuch projects mein delays aur quality issues ki complaints suni hain. Make sure you check the actual construction quality, especially after possession. Rajkot mein yeh project ₹29 L – ₹30 L ke range mein hai, but sometimes older projects have hidden issues that surface later. Be extra careful.
While some Ansal projects had issues, I heard Ansal Aastha Mig Zone was delivered on time, as per the RERA date. The price range of ₹29 L – ₹30 L for a completed project in Rajkot is actually quite competitive in the current market, considering construction costs have gone up. Just make sure to get a proper inspection done before finalizing anything. Don't just rely on hearsay.
Uff, builder ka track record sunke hi darr lagta hai. Already nervous hain.
Delays ki kya complaints thi? Ansal Aastha ke liye specifically kuch sunne mein aaya hai kya? Ya general Ansal group ka issue hai? Main bhi dekh raha tha yeh project.
Totally agree with this post! Carpet area is such a misleading term. I checked out another project recently and the 'usable area' felt 20% less than what they claimed. Builders play a lot with these figures. It's so frustrating for first-time buyers like us.

Your concern about maintenance and society vibe is so valid. Humne bhi pehle ek property dekhi thi Krishna Kunj mein, bolte the ₹2/sqft hai, par baad mein pata chala ki lift maintenance, security, swimming pool sab alag se add ho gaya. Ansal Aastha mein yeh clear kar lena ki parking maintenance, generator backup ka kitna alag se lagega. Aur end-users ka ratio pata karne ke liye, surrounding shops, schools dekho. Agar sab khali hai toh investor-heavy ho sakta hai.
Maintenance charges ka toh poora bill maango. Aksar bolte kuch hain aur cover kuch aur hota hai. Society ghost town na bane, yeh tension toh sabko hoti hai.
Bhai, carpet area ka chakkar toh har project mein hai. Ansal Aastha mein bhi, jo numbers dikhate hain aur jo actual feel hota hai, usme farak lagta hai. Site visit pe tape measure leke jao, har room ka clear wall-to-wall measure karo. Especially kitchen aur bedrooms ka. Builders common areas ko bhi carpet area mein ghusa dete hain indirectly.
