Carpet area claims are misleading, especially for premium projects. I'm upgrading from my 2BHK, comparing Saini Bhawan and Uppal Marble Arch. Saini Bhawan ka carpet area onscreen zyada lag raha. Actual site pe bhi same hai kya? Uppal ki documentation smoothness, registry ka track record kaisa hai? Koi experience share karega?

Mera experience toh aur bhi bura raha. Ek builder ne mujhe Mullanpur Garibdass mein ek flat dikhaya, brochure mein 1200 sqft carpet area tha. Jab site pe jaake measure kiya, toh 1050 sqft bhi mushkil se nikla! Jab pucha toh bolte hain 'walls included hain'. Bhai, yeh walls toh super built-up mein aati hain, carpet area mein nahi.
Meri toh budget ki problem alag chal rahi hai. Manimajra mein dekh raha tha, but prices sky-high hain. Aise mein jab carpet area mein bhi dhoka mile toh aur dar lagta hai. RERA verification ka kya scene hai aise projects ke liye jo Manimajra mein hain?
RERA ke bina toh socho bhi mat. Aur yeh Saini Bhawan ka price range toh meri budget se bahar hi hai. Pehli baar khareed rahe hain, itna risk kaun lega.
Haan yaar, budget toh sabka hil gaya hai. Chandigarh mein market conditions bhi aisi hain ki prices kam hone ka naam hi nahi le rahe. RERA check karna toh mandatory hai, warna baad mein bohot pachtana padta hai.
RERA is your best friend in such cases! Har project ka RERA number check karo. Manimajra mein bhi kaafi projects RERA registered hain. Agar koi builder bolta hai RERA ki zaroorat nahi, toh red flag hai. Maine ek project dekha tha Mullanpur Garibdass mein, builder ne bola 'almost ready' but RERA details missing theen. Later pata chala approval hi nahi tha. Saini Bhawan ka price range ₹50 L – ₹8.0 Cr hai, aur status 'null' dikha raha hai, toh bohot careful rehna padega. Itna paisa lagana hai toh har detail cross-verify karo.

Totally agree. Yeh builders toh bas numbers dikhate hain, real feel ka kuch pata hi nahi chalta.
Uppal ki documentation kaafi smooth rehti hai, from what I've heard from a friend who booked with them in New Chandigarh. Registry mein bhi unko koi issue nahi aaya tha. But Saini Bhawan ka carpet area kaafi logo ne bola hai ki on-paper aur actual mein difference aata hai. Double check with a tape measure if you can!
Bhai, you're not alone! Yeh carpet area ka chakkar toh har jagah hai. Builders screen pe kuch aur dikhate hain aur site pe jaake lagta hai ki space itni choti kyun lag rahi hai. Always trust your eyes on site, not just brochures.
