Carpet area numbers on brochures are always misleading, especially in Pune. I'm looking at Raj Heramba 1 Hallmark Aveneu Phase II for my own family, but yaar, actual livability ka kya scene hai? Builders toh sab achha dikhate hain. Kitna efficient hai layout, aur carpet area ka sach kya hai? Daily noise levels aur air quality wahan kaisi hai? Koi resident experience share kar sakta hai?

I've heard mixed reviews about Raj Heramba. Some say the builder is good, others complain about delays. Pura project abhi ONGOING hai, toh risk toh hai. Air quality ke liye, us area mein traffic kaafi rehta hai. Noise levels bhi expect kar sakte ho.

Delays are a huge concern for first-time buyers. Meri cousin ne Amanora Park Town mein ek flat book kiya tha, builder ne 2 saal delay kar diya. EMI chal rahi thi aur rent bhi dena pada. Raj Heramba ka 2023-10-01 ka possession date, but ONGOING project hai, toh history check karna bahut zaroori hai. Builders ka track record hi sabse important hota hai.
Haan, Sinhagad Road side mein prices badh gaye hain, but Raj Heramba ki finish quality aur amenities dekhni padegi. Mere ek friend ne Akurdi mein liya tha, wahan bhi brochure mein carpet area zyada dikhaya tha. Baad mein pata chala common areas ka space bhi add kar diya tha. Raj Heramba mein 46 units hain, so density kam hogi, which is good for noise, but air quality depends on surrounding development. Kya unka layout efficient hai ya sirf dikhawa?

Raj Heramba ka location toh achha lagta hai, near Sinhagad Road, connectivity sahi hai. But ₹78 L – ₹96 L for a first home, thoda high side nahi lag raha? Carpet area ke saath ye price justified hai kya? RERA number P52100020694 toh legit hai, but details aur chahiye.
Totally agree bhai! Carpet area ka chakkar sabse bada headache hai. Raj Heramba ka naam suna hai, but khud bhi confuse hoon.
