Finally done with renting, my landlord just hiked rent again, so I'm serious about buying in Pune. Everyone talks about negotiation, but honestly, what about the carpet area vs. super area fraud? Shrinivas Developers ka ek project Bhosale Nagar mein dekha, 2BHK bol rahe 1100 sqft, but carpet area sirf 700. Matlab, 400 sqft extra ka paisa kyun dein? Seems like a pure builder trick to inflate the price. Also, these 'spot discounts' aren't real price drops, just marketing hype. Change my mind.

Totally agree, bhai! Yeh carpet area ka scam toh har jagah hai. Builders dikhate kuch aur hain, milta kuch aur hai. 1100 sqft bolke 700 sqft dena toh seedha-seedha dhokha hai. Hum middle-class log kahan se itna extra paisa layenge?
Haan yaar, exactly! Mereko bhi ek project mein same experience hua. Itna difference toh banta hi nahi hai.
