₹1.2 crore for a 3BHK at Anamika Enclave, but the carpet area feels... small for that price. I've been comparing floor plans and noticed some builders really play with super area vs. carpet area ratios. My agent was pushing total super area, but I insisted on seeing the actual usable space. It's a huge difference for daily living, especially with furniture. Does anyone else feel the apartment layouts there are efficient, or is it just me? Also, how's the natural light? It's my first home, want to get this right.

Builders try to maximize profits, and buyers are often left with smaller usable areas. You have to balance between location, amenities, builder reputation, and the actual liveable space. Thoda research aur karo, shayad koi better option mil jaaye jo aapke budget aur requirements ko match kare, even if it means looking slightly further out.
U6, aapki baat sahi hai. Agar thoda out of Gurgaon bhi chalega, toh koi specific areas recommend kar sakte ho jahan better carpet area mile is budget mein? Maybe near Airport Road side?

Anamika Enclave mein 3BHK ka exact carpet area kitna hai? Agent ne mujhe 1400 sq ft super area bataya, but carpet area sirf 900-950 ke aas paas lag raha hai. Badshahpur mein bhi same problem dekhi thi. Koi idea hai actual floor plans ka ya kisi ne possession liya hai wahan?
U7 is right. My friend booked a 2BHK there, and the carpet area to super area ratio is quite poor. They tried to compensate with big balconies but that's not usable living space. Aur maintenance charges bhi high hain, woh bhi check kar lena.
U4, Anamika Enclave ke 3BHK ka carpet area around 920-940 sq ft hai, depending on the tower. Maine site visit ki thi. Layout efficient lagta hai on paper, but actual space thoda cramped feel hota hai, especially bedrooms. Natural light is decent for higher floors, but lower floors might struggle due to adjacent towers.
Bhai, you're not alone. Builders play this game all the time. I almost fell for it with another project near Basai. They show you a fancy brochure with a huge super area, but when you see the actual flat, it feels like a 2BHK. Always ask for the RERA carpet area, not just what the agent says. Aur check karo ki walls ki thickness kitni hai, woh bhi carpet area kha jaati hai! It's our hard-earned money, we need to be smart.
Totally agree! Anamika Enclave ka 3BHK dekhne gaya tha, carpet area dekh ke laga ki itna price kyu de rahe hain. My budget is ₹1.2 Cr max, but for that, I expect proper usable space, not just 'super area' on paper. Yeh toh common problem lag rahi hai.
