Been seeing flats for myself for months now, and it's a different game when it's your own money. I work in real estate, so I know builders ki marketing sabko pata hai, but actual experience alag hoti hai. One thing I always stress, and now for myself, is to only focus on carpet area. The Posch by Royal Indraprastha mein bhi they'll push super area numbers, but for 2.35 Cr, we need to know the actual usable space. What's the carpet area efficiency like, especially for their 3BHKs? Floor plans toh achhe lagte hain, but walls ke andar kitna milta hai? Also, amenities ka kya scene hai? Pool aur gym kitna use hota hai, aur maintenance kaisa hai? Society vibe bhi important hai, friendly neighbours hain ya isolated feel hota hai? Off the record feedback needed. Hope this helps someone else too.
