Beyond the ₹90L, how much did stamp duty, registration, and initial maintenance hit you for? Are there any hidden charges I should watch out for that don't appear until closing? For Surya, if it's under construction, what's the actual risk of delays? Any experiences with either project's builder? I already have a home loan, so justifying the premium means every rupee counts. For CHS, ₹90L ke upar, expect 7-8% stamp duty/registration (New Delhi mein yahi rate chal raha hai). Plus 1% legal fees, aur 6 months ka maintenance advance usually lete hain. So, easily ₹8-10 Lakhs extra on top of the property price. Hidden charges mein Society formation fees ya utility connection charges bhi aate hain, make sure to ask for a clear breakdown. CHS mein amenities kya kya hain, kisi ko pata hai?

CHS mein basic amenities hain, gym aur small park. Swimming pool nahi hai. Parking ke liye bhi extra charge kiya tha mere ek relative se. Make sure you confirm everything before signing.
Under-construction projects se toh darr lagta hai. My friend booked a flat in Anand Vihar, supposed to get possession in 2021, abhi tak nahi mila! 3 saal ho gaye, EMI bhi jaa rahi hai aur rent bhi. U4, Alaknanda wale project mein, super area 1400 sqft dikhaya tha, but jab measurements liye, carpet area sirf 950 sqft nikla! Almost 30% difference. It was a huge shock, had to back out. That's why I'm also wary of Surya Apartment's 'null' status.

Surya ka toh RERA me koi clear info nahi hai abhi, isliye I'd be extra cautious. Builder ki website pe bhi details bahut vague hain.
