The project data states 'Rera Not Applicable'. For an upcoming project, this is a significant point for any prospective buyer. RERA was established precisely to bring transparency, accountability, and buyer protection to the real estate sector. Without RERA registration, many of the safeguards that we, as homebuyers, rely on, like timely delivery, adherence to plans, and protection of invested funds, are simply not in place. While CBPL has a track record, the absence of RERA oversight for an upcoming development means regulatory safety is diminished. It puts more onus on the buyer to conduct extensive due diligence on every aspect, from land titles to construction timelines, without the standardized protections RERA offers. For a family considering this for long-term living, the peace of mind that comes with RERA compliance is huge. Its absence potentially introduces uncertainties regarding project completion and overall end-user experience. My take is that while the pricing and builder reputation might be attractive, the 'Rera Not Applicable' status for CBPL Sukhbiri Homes Phase 1 warrants extreme caution. Buyers should deeply evaluate the inherent risks before committing.
