Five years of renting in Delhi and I'm finally done. EMI vs rent math ab samajh aa raha hai, so I'm seriously looking at CEL Apartments as an investment. My priority is long-term wealth creation, so capital appreciation aur decent rental yield bohot important hain. Kya lagta hai, CEL Apartments ka capital appreciation potential kaisa hai? Builders ka track record toh theek hai, but specific project ki price movement kaisi rahi hai? Aur rental yield kitna expect kar sakte hain wahan se, like 2-3% ya usse zyada? Resale market kitna liquid hai wahan? Matlab agar 5-7 saal mein exit karna ho toh buyers easily mil jayenge kya? Ghost society toh nahi ban jayegi? Investor perspective se opinions chahiye, please share your experience.

Yaar, OP ki baat bilkul sahi hai. CEL Apartments ki location toh theek hai, but main bhi resale liquidity ko lekar nervous hoon. Delhi mein bohot projects hain jo initially bahut hype create karte hain par baad mein flat ho jaate hain. Mera budget tight hai, toh risk nahi le sakta.
Totally agree! Mujhko bhi ye ghost society wala fear hai. Kahi paise doob na jayein.
