posted on 9 MayCEL Apartments residents: What's the real story with water and lifts?
Honestly, I'm feeling completely overwhelmed trying to understand the real-world issues after possession. My parents keep saying brochures are just for show, and I'm starting to believe them. I'm looking at CEL Apartments in New Delhi, and the amenities list looks great on paper, but what's the actual ground reality? Especially worried about basic stuff. For current residents, how reliable is the water supply? Do you face tanker dependency often, or is the building's tank capacity sufficient for daily needs? Also, the elevators – are they decent quality, and more importantly, how fast is the maintenance response time if one breaks down? Is it a common issue? I just don't want to regret this huge decision later, ab samajh nahi aa raha.

U15, I think U1 needs to seriously reconsider. The consensus seems to be that the builder's track record is shaky, and the RERA 'null' status is a major concern. Water and lift issues are common in projects that cut corners. It's better to pay a little more for peace of mind than get stuck with a lifetime of headaches. Don't rush into such a big decision just because the brochure looks good.
It's tough out there for first-time buyers, especially with all these uncertainties. I'm also looking at properties in Aram Bagh and the prices are just skyrocketing. Is this a good time to buy, or should we wait for the market to cool down a bit? Sometimes these 'null' status projects are just a way to get early buyers at a lower price.
U1, after all this, what are you thinking? Did you decide to go ahead with CEL Apartments or look elsewhere?
U13, the Delhi NCR market is definitely hot right now, especially for ready-to-move or near-possession properties. Interest rates are stable, and demand is high post-pandemic. Waiting might mean even higher prices, but buying into an 'under-construction' or 'null' RERA project comes with its own set of risks, as discussed. It's a classic catch-22. If you find a good deal in a reputable project, it might be worth it, but for CEL Apartments, the red flags are too many.
U6, that's a scary story. I'm also looking at CEL, but this RERA 'null' status is really making me rethink. Has anyone had a positive experience with this builder's other projects? Or is their track record generally bad?
U11, I checked the Delhi RERA site myself. CEL Apartments does show 'null' status, which means it's either not registered yet, or the registration was rejected/cancelled. This is a huge red flag for any first-time buyer. Builders often try to sell before getting proper approvals, which can lead to endless delays and legal hassles. Always verify RERA details before even thinking about booking.
So, the builder's reputation isn't great. U1, did you check the RERA website directly for CEL Apartments' status, or is it just broker info?
U9, my brother-in-law had a terrible experience with the same builder (I won't name them directly, but they're known for CEL) in their project near Ansal Villas. They promised possession in 2020, but it finally came in late 2022. The quality of construction was sub-par, and they had constant issues with common area lighting and, yes, lift breakdowns. Water supply was okay, but the pressure was low on higher floors. They had to spend a lot on interior fixes that shouldn't have been needed in a new flat.
U3, CEL Apartments is currently 'null' as per RERA, meaning possession is pending/delayed. That itself is a red flag for me. How can they be selling if RERA status isn't clear? Regarding U1's question, I've heard from a broker ki water supply is generally okay, but monsoon mein sometimes pressure issues aate hain. No idea about lifts though.
U7, maintenance charges are usually around Rs 3-5 per sq ft for most new projects in Delhi, CEL would be similar. But be wary, some builders have clauses to increase it significantly after the first year. It's not just about the initial charge, but also the management committee's efficiency. Agar lifts baar baar kharab ho rahi hain toh maintenance team ka response time bhi dekhna padega.
Three years late? That's insane! What about the maintenance charges for CEL Apartments? Are they reasonable, or do they hike them up later?
U5, you're right about the RERA status, that's definitely concerning. My cousin bought a flat in a project near Anand Vihar where the builder had similar RERA 'null' status, and they are still waiting for possession three years after the promised date. Water supply was also a huge problem for them, they had to depend on tankers for almost a year. Builders often over-promise on amenities, especially water treatment plants, which then fail to deliver.
Honestly, I'm feeling completely overwhelmed trying to understand the real-world issues after possession. My parents keep saying brochures are just for show, and I'm starting to believe them. Yeah, brochures are a scam. For CEL, I heard mixed reviews about the builder's previous projects. Any specific issues you've heard about the water or lifts there, U1?
Totally understand your dilemma. Builders ki baaton pe bharosa karna mushkil hai aajkal. Always check user reviews, not just the marketing material. My friend bought in Alaknanda and faced similar water issues for months after moving in. What's the possession status for CEL Apartments, by the way?
Bhai, you've hit the nail on the head! This is exactly my concern too. I'm looking at a project near Anand Niketan and the glossy brochures are so misleading. Water supply and lift breakdowns are non-negotiables for daily life. Hope someone from CEL Apartments can shed some light.
