RERA website pe project ka actual status aur completion certificate dates check karna bahut zaroori hai. Brochure aur reality mein fark ho sakta hai, isse future delays se bach jaoge. Jo log yahan already rehte hain, unka possession experience kaisa raha? Aur maintenance charges kitne aate hain monthly? Hospital aur daily needs ke liye aas-paas connectivity kaisi hai? Haan, connectivity average hai. Main wahan se thoda aage Afzalpur ki taraf rehta hoon, aur yahan se hospitals aur big supermarkets 15-20 min drive par hain. Celestial Comfort se bhi almost same distance hoga. Public transport options limited hain, mostly auto ya cab pe depend karna padta hai for daily needs.
Connectivity toh theek hai, but traffic bahut rehta hai peak hours mein. Metro station thoda door hai.
I had a terrible experience with a builder near Abhay Khand, not Celestial Comfort, but similar situation. They promised possession in 2018, but I finally got it in 2021. RERA helped me a bit with getting compensation, but the mental stress was huge. Always check the completion certificate status, not just possession date. If a project is from 2014, they should definitely have a CC by now. 104 units hain, toh community bhi settled honi chahiye, but RERA status is a big concern.

Aisa lagta hai ki builder ne pehle hi units sell kar diye honge bina proper RERA registration ke. Abhi tak toh CC (Completion Certificate) bhi aa jana chahiye tha. Is price range mein current Ghaziabad market mein better, RERA-compliant options mil sakte hain.

Baad mein pata chala ki builder ne kaafi changes kiye the approval ke bina. Is budget mein Achchheja side bhi options mil jayenge, wahan naye projects hain RERA approved.
