U4 and U5, the possession date is indeed 2029-12-01, and the project status is 'ONGOING'. With 350 units, that's a huge undertaking. Given the current market conditions in Gurugram, where interest rates are high and buyers are hesitant, do you think this project will really deliver on time? RERA number is there, but does it really guarantee on-time delivery these days?
U6, my friend booked a flat near Airport Road (Gurgaon side) with a similar possession timeline and RERA registered, but the builder still delayed it by almost 2 years! He had to pay EMIs and rent both. Be very careful with such long possession dates, especially with 'ongoing' projects. ₹5.5 Cr is a lot to risk.
RERA se thoda comfort milta hai, but timely delivery ki guarantee toh nahi deta. Delays toh common ho gaye hain.
U6, market conditions are definitely tough right now. Property prices are still high, but demand is a bit slow, especially for super luxury segments. Banks are also stricter with loans. It's a tricky time to commit to such a long-term, high-value project, especially for first-time buyers like us.
The amenities they show in the ads look amazing, like private pools and concierge services. But are they actually functional once you move in? Aur maintenance cost kitna hoga for all these 'luxury' amenities? I'm worried it will just add to the already high cost and not be used daily.
Totally agree with U1! I'm a first-time buyer and this price point is making me super nervous. Kahi sirf fancy brochures aur show flat hi na ho? Builder ka track record kaisa hai in terms of delivery and hidden charges? Koi idea?
Hidden charges toh har project mein hote hain, but possession date 2029-12-01? That's a long wait! Itna time kaun wait karega for this price?
U2, you're right to be cautious. Builder ka track record dekhna bahut zaroori hai. I checked the RERA number RC/REP/HARERA/GGM/379/111/2019/73 for Bellaperla and it's active, which is a good sign. But many builders in Gurgaon, even around Baharampur Naya, have RERA but still delay possession. So, RERA is a starting point, not a guarantee. We need to dig deeper into their past projects.
Yaar, ₹5.5 Cr for an apartment in Mohali? Yeh toh bahut zyada lag raha hai. Bellaperla ka marketing toh top-notch hai no doubt, but real value for money hai kya? Daily commuting, kids ke school, grocery shops kitne paas hain? These are the real amenities for me.
