One local broker was trying to push some upcoming launch by ZAK Spaces to me yesterday, saying ground floor le lo pre-launch rate par. I checked online and they have 0 delivered projects listed. To answer your question on ZAK Spaces, they literally have zero track record on the portal. Don't risk your life savings on empty promises, stick to established names even if unit size is slightly smaller.
Bhai, never touch a builder with 0 past projects in this market. I made a similar mistake of giving an expression of interest to a new player last year and running behind them for refund was a nightmare. Please stay far away from unverified names.

Are you strictly looking at CPR only? Why not look towards Badshahpur side or slightly interior sectors where rates are still around ₹13,000 to ₹15,000? I also started with CPR dreams, then got terrified by the EMI calculations for a 2 Cr loan. If interest rates hike again, middle class buyers will be trapped badly.
Bhai 1.5 Cr mein toh ab CPR side 2BHK milna bhi mushkil ho gaya hai. Everything decent is starting at 2.2 Cr plus government charges.

The road itself is super smooth, takes you directly towards Airport Road (Gurgaon side) in no time, but internal sector roads are completely broken. If you have elderly parents, walking outside in the evening is impossible due to ongoing construction dust. I would say actual livability is still 2 to 3 years away, but investors are driving the price right now.
Bhai water tankers are still the ground reality in most pockets there. I got scared and backed out last month because basic grocery ke liye bhi car nikalni padti hai.
