CGHS Classic Apartments: Builder delivery ka sach?

Two years ago, I'd have laughed at these prices, but ab lagta hai buying is the only option. I'm seriously looking at CGHS Group Classic Apartments in Gurgaon. Fed up of paying rent, thinking of investing for long-term equity. Builder ka delivery track record kaisa hai? Sunna hai thoda slow hai. Also, iska capital appreciation forecast kya lagta hai? Aur investor to end-user ratio kya hai? Don't want to invest in a ghost society. Any experiences? What's the real scene there?
