CGHS Everest Apartment: Just a paper deal

Since last year I've been eyeing CGHS Everest Apartment. Everyone says ₹64.40L for a completed flat is a steal, but honestly, is it genuinely good to live in daily? Brochures sab achhe hote hain, but real community vibe aur nearby amenities ka kya? Schools, markets, daily convenience, sab kaisa hai? I'm worried it's just a 'good deal' on paper. Change my mind.
