Did a site visit to CGHS Gauri Ganesh Apartment last weekend. I'm currently in a 2BHK in Dwarka and thinking of upgrading to a 3BHK. The price range of ₹1.66 Cr–₹2.85 Cr is a big jump, already have a home loan. Is the premium really justified for daily living? Honestly, the brochure looks great but what's the ground reality? Schools, hospitals, local markets nearby – are they genuinely good and accessible? And community ka vibe kaisa hai, yaar? I always try to talk to current residents during site visits, not just the sales team. It gives the real picture about maintenance and noise. Anyone living there or visited recently? Honestly, current market conditions in Delhi are tricky. Interest rates are high, and property values are already inflated. Upgrading from a 2BHK to a 3BHK for nearly 2-3 Cr is a massive financial commitment. Check the resale value trend in that specific area very carefully. Sometimes, older societies don't appreciate as much as newer ones, especially if they haven't been maintained well. Don't just go by the brochure, get a professional valuation done.
My neighbour bought a flat in Anand Vihar in an older society, similar age. He faced so many issues with plumbing and electrical wiring within the first year itself. Ended up spending lakhs on repairs. Builder ne toh haath khade kar diye the, bolte hain 'society ne le liya, ab hamari responsibility nahi'. So definitely check the building's current structural health and common area maintenance records.

U5 is right. Market bahut volatile hai. My bank manager also warned me about overleveraging right now. With existing home loan, this new EMI will be huge. Calculate everything properly.
Possession date 2002 hai, so it's an old society. Total units 215 hain. Kya builder ne koi upgrades kiye hain recently? Ya sab original fittings hi hain?
I visited Gauri Ganesh last year and the location is genuinely good. Connectivity is a plus. Plus, being an older society, the green spaces are usually well-maintained, which is a big deal for families. Kids ke liye kaafi space milta hai.

Totally agree with the green spaces point! My cousin bought in Alaknanda a few years back, an older DDA society. Unke yahan bhi parks aur open area bahut acche hain, jo naye projects mein rarely milta hai. But unka maintenance thoda high hai.

Frankly, for a project with possession in 2002, that price range sounds very steep. ₹1.7 Cr toh minimum hai, that's almost ₹3 Cr for a good 3BHK. Dwarka mein bhi options mil jaayenge isse better, no?

Old societies ka maintenance bhi ek bada headache hota hai. 2002 ka possession hai na, toh definitely kuch na kuch issues honge.
U1, your point about schools and hospitals is so important. Kya wahan koi good CBSE school hai paas mein? Brochure mein toh sab dikhate hain, but reality kya hai? And what about traffic during peak hours?
Same pinch, bhai! Ye price range sunke hi darr lagta hai. Budget mein rehna kitna mushkil hai na, especially with an existing loan.
