CGHS Patel Apartment owners, share your experiences?
Just moved into my flat at CGHS Patel Apartment last month, and honestly, thoda confused hoon. Possession ke time jo amenities dikhayi thi, unme se kaafi to abhi tak functional nahi hai. And construction quality bhi, yaar, already cracks dikhne lage hain kuch walls pe. Small things, but still. Maintenance charges toh full le rahe hain, but services... not sure if it's value for money. Kisi aur ne yahaan ya nearby kisi project mein experience kiya hai aisa? Kya karein iska?

I've heard similar stories about builders cutting corners to save costs. My uncle bought in Anand Niketan, and even there, basic things like proper wiring and plumbing were an issue initially. For CGHS Patel, I think you should document everything: photos, videos of the cracks, non-functional amenities. Send formal emails to the builder. This is critical for any future legal action.
This is exactly why I'm so hesitant to buy right now. The market is so unpredictable in Delhi, prices are high but quality is often compromised. CGHS Patel Apartment ka price point bhi premium hai. What's the RERA ID of this project? Sometimes checking their RERA filings can reveal things about approvals or delays. Maintenance charges toh theek hai, but only if they deliver on services.
Cracks in walls already? That's a serious concern, especially for a new project. Ismein toh structural integrity ka issue ho sakta hai. Mere ek relative ne bhi ek flat liya tha Aram Bagh area mein, wahan bhi construction ke 6 mahine baad hi seepage ki problem aa gayi thi. Builder ne fix karne mein 1 saal laga diya. Patel Apartment mein kya warranty period hai construction defects ke liye?
Warranty period toh hai, U7, par uska fayda kya jab builder sunta hi nahi? Mere dost ke case mein builder ne bola ki yeh 'minor settlement cracks' hain, not structural. Patel Apartment mein bhi yahi bahana denge shayad. It's a nightmare for first-time buyers.
U7, warranty toh hoti hai usually 1-2 saal ki, but builder usko bhi ghumane ki koshish karte hain. CGHS Patel ke case mein, agar itni jaldi cracks aa rahe hain, toh yeh clearly poor quality material ya workmanship hai. ₹3.2-3.3 Cr is not a small amount, we deserve better. Kya koi legal expert hai yahaan jo advice de sake?
Bhai, ye toh common problem ho gayi hai. Humne bhi Ansal Villas mein ek plot liya tha kuch saal pehle, wahan bhi infrastructure ka issue tha. Amenities toh sirf brochure mein thi. CGHS Patel Apartment mein 102 units hain, toh ek group banao aur builder pe pressure daalo. Maintenance charges kis baat ke le rahe hain agar services hi nahi de rahe?
Yaar, totally relate to this! CGHS Patel Apartment ki baat sunke tension ho rahi hai. Hum bhi ek project dekh rahe the Alaknanda mein, wahan bhi builder ne possession ke time bahut promises kiye the. Same issues wahan bhi sunne ko mil rahe hain, amenities functional nahi hain aur construction quality ka bhi masla hai. Is price range mein itni problems, it's really disheartening for first-time buyers like us.
U1, Alaknanda ka sunke darr lag raha hai. Hum bhi ek property dekh rahe hain wahan. Kya aapko specific builders ke naam pata hain jinke saath yeh issues aa rahe hain? Patel Apartment ki baat toh sunke lagta hai market mein ab trust karna mushkil ho gaya hai.
Sahi keh rahe ho. Mera friend bhi Anand Vihar mein ek project mein phasa hai, same story. Builders bas selling ke time bade-bade sapne dikhate hain. CGHS Patel ka to ₹3.2 Cr – ₹3.3 Cr ka price range hai, ismein to top-notch quality expectation hoti hai, right? Kya builders ki koi accountability nahi hoti?
