My company is transferring me next year; I need to finalize a Bangalore property. Being based in Dubai, I can't easily visit Chaitra Greenwoods. How's their actual construction quality? Worried about plaster cracks or seepage later. Did anyone face hidden charges like PLC or unexpected maintenance deposits with Chaitra Constructions?

Okay, this thread is getting scary for all of us first-timers! While new builders can sometimes offer better value to establish themselves, 0 projects is definitely a major concern for quality and hidden costs. U1, what are you thinking now? Are you still considering Chaitra Greenwoods after all this feedback, or looking at other options?
Given the current real estate market in Bangalore, where even established builders are struggling with timelines and project quality, how can a new builder like Chaitra even guarantee possession or good construction? Has anyone seen their RERA approval status for Greenwoods? What's the promised possession date?
Totally agree U7. Builders promise the moon and deliver dust. My project in Agrahara Layout is delayed by 2 years already, and it was from a 'reputed' builder! Don't trust anyone unless you see significant progress on site. A new builder with 0 projects is just asking for trouble.
Haan, RERA approval for Chaitra Greenwoods is there, I saw it online. But it was approved just last month, so it's very fresh. The promised possession date is end of 2026, which feels a bit optimistic for a brand new project, don't you think?
Bhai, for first-time buyers, new builders are a big NO. My friend almost got stuck with a similar situation in Adigara Kallahalli. Always check their previous work, talk to residents if possible. Plaster cracks and seepage are common with new guys cutting corners to save money. Don't fall for low prices.
OMG, I was just looking at Chaitra Greenwoods too! The prices looked too good to be true near Akshayanagar. Now I'm super worried after reading this. Hidden charges are my biggest fear, I'm already stretching my budget as it is.
Chaitra Constructions? Never heard of them, yaar. Are you sure they have any completed projects? For a first-time buyer like me, a builder with zero track record is a huge red flag, especially when you're buying from abroad.
U2, you're absolutely right. I just checked RERA. Chaitra Constructions has zero completed projects listed. Greenwoods seems to be their very first. That's a massive risk for construction quality, especially for someone like U1 who can't oversee things physically. Quality issues like plaster cracks and seepage are super common with new builders trying to cut costs.
Sahi baat hai U2. My cousin booked with some new builder in Aavalahalli, they sprung up maintenance deposits and IFMS charges after booking. Chaitra might be doing the same. Always ask for a detailed, all-inclusive cost sheet, right down to the last penny. Otherwise, you'll be hit with surprises.
