Hey everyone, I've been looking into Chaitra Greenwoods by Chaitra Constructions, a completed apartment project in Bangalore. It offers 100 units across 0.68 acres, with prices ranging from ₹67.29 L to ₹90.14 L, averaging ₹5950 per sqft. The most striking point for me is its RERA status, listed as 'N/A'. For a completed project like this, it typically means it received its Occupancy Certificate before RERA came into full effect, or was exempt based on its completion date. This isn't necessarily a red flag, but it shifts the responsibility for due diligence entirely onto the buyer. You won't have the RERA framework for grievance redressal or project transparency that newer projects offer. On the flip side, being completed means immediate possession, and you can physically inspect the unit and common areas. This offers a different kind of safety, allowing you to assess construction quality and actual livability firsthand. Lifestyle wise, it's about seeing the existing community and facilities. My take is this: while the 'RERA N/A' means less regulatory oversight post-purchase, the completed status allows for thorough physical verification before you commit. Ensure your lawyer meticulously checks all title deeds, approvals, and the Occupancy Certificate. Buyer beware, but also buyer inspect.
