Chakkarpur mein super area aur negotiation ka kya scene hai?

Visited Tribeca projects in Chakkarpur this weekend. 2BHK prices around ₹1.5 Cr sunke thoda shock laga, but the super area figures confused me more. Broker bol raha hai ki spot discount mil jayega, but kitna realistic hai Gurugram mein? I'm worried about hidden charges after booking. Is it better to go direct to the builder ya broker ke through for better negotiation? Not sure if the super area vs carpet area difference is too much. What's your experience with Tribeca's actual carpet area and negotiation?
