Is paying over ₹75L for a resale 2BHK in Chandannagar actually sensible right now? I work in real estate, but buying for myself is totally different bhai. Kharadi crossed ₹95L so I backed out, looking here for better carpet area. Found a decent 4th floor flat yesterday, but tanker dependency seems high. Plus, peak hour traffic towards the bypass looks chaotic. I know what builders don't tell you about maintenance hikes... off the record, jo log yahan reh rahe hain, is daily life here actually manageable?

A colleague told me to check Ambegaon or even towards Hadapsar side near Amanora Park Town resale units, but distance to office kills everything. Chandannagar saves your commute time to EON zone, no doubt about that. But if you take this flat, negotiate hard on that 75L quote because resale inventory is sitting unsold for months right now. Did you check with the broker if the price is negotiable?
Traffic near bypass is brutal yaar, but is the builder society registered or still under ad-hoc committee? Because maintenance hikes hit twice as hard if society hand-over is incomplete.

Akurdi is way too far for IT folks going to Kharadi daily, almost 2 hours one way in peak traffic! But I agree that an older building in Chandannagar might not give good exit after 7-8 years. Resale flats mein evaluation value often comes lower than agreement value, so you might have to arrange 5-6L extra from pocket at the last moment.
