It's a minefield out there for first-time buyers. Apart from stamp duty and registration, factor in legal fees for property verification, home loan processing charges, and then monthly maintenance. Don't forget the cost of interior work which can easily add another 5-10 lakhs depending on your taste. Agar Sector 50 budget se bahar lage, try checking out Mullanpur Garibdass. Development ho rahi hai wahan bhi, aur prices abhi thode better hain, future potential bhi hai.

Exactly, get everything in writing. Maine ek friend ko dekha hai, usne negotiation mein kuch charges waive off karwa liye the, especially for the initial maintenance fund. Always try to negotiate!

U4, totally agree! Mera toh Manimajra mein hua tha, builder ne possession ke time community charges ke naam pe itna loot liya. It's like they hide it until the very end.
OP, budget kitna hai for the 3BHK? Omaxe Sector 50 theek hai but have you also looked at options in New Chandigarh? Sometimes you get better value there, especially with the upcoming infrastructure projects.

Sahi kaha bhai, Omaxe ki reputation kuch khaas nahi rahi hai recently. Delays bahut common hain, especially with their older projects.
