Chandigarh builders' carpet area claims are tricky

I'll be honest, moving into my new place was a bit of a reality check. Just got possession of my 3BHK in Zirakpur a couple months back. Builder ne super area toh dikhaya, but carpet area mein kaafi difference laga jab actual measurements ki. Ansal Sushant City ya Uppal Marble Arch se possession lene walon ka kya experience raha? Kya handover ke time bhi kuch unexpected issues ya charges aaye the jo agreement mein nahi the? Thoda tension ho raha, not sure agar yeh normal hai ya I should push back.
