Did a site visit to Raheja Winterwoods and Ambika Florence Park this weekend. Both seem decent for a 3BHK for my growing family, especially with kids' school admissions. My wife's priority is a safe neighbourhood. But I'm wondering about the actual carpet area at Raheja vs. what's advertised. Also, how smooth are bank approvals for Ambika Realcon projects, particularly for a ₹1.5 Cr loan? And what about post-possession maintenance charges for both? Are they reasonable, or do they become an extortion? Any actual owner experiences?

Current market mein toh loan approvals waise bhi tough hain, especially for big amounts like 1.5 Cr. Banks are scrutinizing everything from your income stability to the builder's track record. Aur Ambika ke projects New Chandigarh mein achhe hain, but check their RERA status thoroughly for THIS specific project. Kabhi kabhi ek builder ke alag projects ka status aur legal approvals different hote hain.
Maintenance charges toh har jagah loot hi hain. Ek baar phans gaye toh nikalna mushkil. Pehle saal kam dikhate hain, phir har saal badha dete hain.
1.5 Cr loan for Ambika? HDFC aur ICICI ka process kaafi strict hai Chandigarh mein. Mere friend ka loan Ambika project ke liye reject ho gaya tha because of some legal documents of the land. Make sure builder ke saare papers clear hon, tabhi bank approval milta hai. Warna time waste hoga aur CIBIL pe bhi impact aa sakta hai.

First-time builder pe itna bada investment karna, especially 1.5 Cr, bahut risky lag raha hai. Ambika ka phir bhi thoda track record hai, but for 1.5 Cr, loan approval depends on so many things, especially your CIBIL score and employment stability. Meri toh himmat nahi hui aise project mein invest karne ki.
Haan bhai, same experience hua tha mere ek relative ke saath. Unhone bhi ek naye builder se liya tha Mullanpur Garibdass mein, sochke ki early bird advantage milega. But project 2 saal late ho gaya aur quality bhi compromise ho gayi. Zero projects waale builders se door hi raho, especially for such a big amount. Loan approval bhi mushkil hoti hai aise projects ke liye.
