Chandigarh home: What's the *real* final price?

My landlord raised rent again last month, so I'm finally taking the plunge and looking for my own place in Chandigarh. Been renting for almost 7 years now, fed up of paying EMI to someone else. I'm checking out 2BHKs in Sector 24C, and the quoted prices, like ₹75-80 lakh for a decent 2BHK, already seem high. But I know that's just the base. What's the *real* all-in cost? Kitna extra lagta hai for stamp duty, registration, and all those hidden charges builders don't tell you upfront? Like PLC, parking... kitna upar jaata hai total bill? Any tips to avoid nasty surprises at possession time?
