Chandigarh homebuyers, what's your experience with builder financing?

Bank loan approvals for Uppal Marble Arch were surprisingly smooth for me, got my 3BHK in New Chandigarh for ₹1.1 Cr last month. But my friend buying at X Ecosystem Green Homes in Zirakpur faced issues with several banks, took ages to get sanctioned. It makes you wonder about the builder's financial stability, doesn't it? Also, post-possession maintenance for Uppal is quite high, almost ₹4/sqft, and RWA formation is still pending. Has anyone else seen such delays with RWA handovers, or is this just common here?
