Budget finalised, loan pre-approved — now stuck on which sector. I work in real estate but buying for myself is different. Everyone's talking about the New Chandigarh Master Plan and Mohali Airport expansion. Kya lagta hai, will these infra projects *really* push prices in Aerocity or Mohali Sectors 69-71? Builder promises bahut hain, but construction delays ka kya scene hai for projects near PR7 Airport Road? Is the promised completion realistic, ya just marketing hype? Should I still consider a 3BHK around ₹1.5 Cr there? I know what builders don't tell you, so looking for honest opinions.

Exactly my dilemma! I'm eyeing a project near Aerocity, builder promised possession by Dec 2023, but abhi tak basement ka kaam bhi pura nahi hua. RERA registration toh hai, but what good is it if they keep extending dates? Has anyone here actually gotten possession on time near PR7 in the last year? I'm worried about getting stuck with EMI and rent both.
Haan bhai, this is the biggest fear. Builder ne phir se date extend kar diya lol, isse accha rent pe hi rehte.
U7, my advice based on a similar situation: always check the builder's past projects. Talk to people who have already bought from them. Don't trust brochures. Also, try to negotiate a penalty clause for delays in your agreement. It might not always work, but it's worth a shot. For 1.5 Cr, you need solid assurance.
U7, unfortunately, this is the norm. My friend was promised possession in Rasulpur last year, near the airport road, and it's been pushed twice already. He's paying both EMI and rent, it's a nightmare. RERA is there but enforcement takes forever.
Yaar, I get the skepticism, but New Chandigarh toh develop ho raha hai. Mullanpur Garibdass mein prices already upar ja rahe hain. Airport road connectivity will eventually be a game-changer. Thoda patience rakho, return milega. But haan, builder ka track record check karna bahut zaroori hai.
U15, I checked some projects in Mullanpur, prices are *quoted* high, but actual transactions are slow. Builders often inflate numbers. It's not as rosy as it sounds unless you're looking 10 years down the line.

Bhai, you hit the nail on the head! Working in RE, you know the drill. 'Infra promises' are the oldest trick in the book. Mohali airport expansion is always 'next year'. PR7 pe toh sab builders ka haal kharab hai, delays are the norm, not the exception. 1.5 Cr for a 3BHK there feels steep given the uncertainty.

Sahi keh rahe ho. My uncle booked in a so-called 'prime' project in Mohali Sector 70, facing similar issues. Builder ne bola tha Metro connectivity next year, abhi tak toh road bhi theek se nahi bani. It's all about buying time for them.
