posted on 14 MayChandigarh infra promises: Just builder talk?
Been looking for a manageable flat for months. Everyone talks up New Chandigarh Master Plan and PR7. But are these infra projects actually progressing, or is it just builder marketing? Delays worry me. Change my mind.

Be very careful, guys. The current market conditions in Chandigarh are tricky. Interest rates are high, and property prices have already seen a significant jump in the last 3-4 years, especially in areas being touted under the Master Plan. Don't fall for future promises; evaluate what's *actually* there today. Many builders are overleveraged, and delays are a common tactic to manage cash flow. Always check RERA status and the builder's track record, not just the glossy brochures. A good deal today might be a nightmare tomorrow.
What's the best way to check a builder's track record beyond RERA? Any specific resources?
Your point about checking RERA and track record is so important. I learned this the hard way with my first flat. Always visit the site and talk to existing residents, not just the sales team. They'll give you the real picture about amenities and delays.
Bilkul. My cousin almost got stuck with a project in Saini Majra for this exact reason. Builder ka track record check karna is a must.
Not entirely builder talk, I think. My uncle owns land near Manimajra and he says the government is serious about connecting these areas. The upcoming hospital and university projects in New Chandigarh are definitely driving some genuine development, not just marketing. It's slow, but it's happening.
My experience has been similar. I almost booked a 2BHK in Rasulpur area last year. The builder promised possession by Dec 2023, citing the upcoming infra as a major selling point. But then I heard from a relative in the RERA office that the land acquisition for a key section of the master plan was stalled. It felt like a bait-and-switch. Has anyone actually seen tangible progress on the ground for these 'mega projects' in the last 6 months, especially around the New Chandigarh main road?
Regarding the specific question on progress, I tracked the PR7 extension near Mullanpur Garibdass. Phase 1 (till Siswan T-Point) is somewhat done, but the further extension towards Baddi, which is crucial for connectivity, is still stuck in land acquisition issues. RERA filings for projects in that zone show 'expected completion' dates constantly shifting. Builders are definitely leveraging the 'future potential' more than the 'current reality'.
Sahi keh rahe ho. I live close to the New Chandigarh main road, and honestly, the progress is snail-paced. They started some work on the road widening near the junction, but it's been stop-and-go. Tangible progress? Not really, mostly just initial digging and then long periods of inactivity. Feels more like a show than actual development.
Haan yaar, builder hype toh next level hai. But I saw some work near the Chandigarh-Kharar highway recently for PR7, so maybe thoda progress hai?
Totally agree with the OP! I've been hearing about the PR7 extension and the New Chandigarh Master Plan for ages. Builders show fancy brochures, but ground reality? Zero. My friend booked in Mullanpur Garibdass two years back, still waiting for proper road access. It's all talk, no action, seems like.
