Chandigarh investment: rental yield aur property management ka kya scene hai?

Kya Chandigarh mein rental yield abhi bhi worth it hai for an NRI investor? I'm based in Dubai, trying to figure out if buying a 2BHK in areas like Sector 49 or Mohali's Sector 70-71 makes sense for rental income. My budget is around ₹90L. I'm looking at properties by DLF or Omaxe, but can't do site inspections myself. Matlab, I'd need a super reliable property manager. Is it tough to find good tenants, especially young professionals near the IT Park? Aur jo common maintenance disputes hote hain, jaise AC repair ka kharcha, who actually handles that if I'm not there? Property manager milna mushkil hai kya jo power of attorney bhi dekh le? Honestly, not sure if the hassle is worth the 2-4% yield log discuss karte hain. Any real experiences?
