Under-construction risk is completely overblown in my opinion, if builder ka track record sahi ho. I'm looking at Omaxe Gardenia Floors and Omaxe Celestia Royal in Chandigarh. Both are ongoing, but Gardenia seems closer to possession. Celestia ka total cost of ownership, including PLC aur hidden charges, kya lagta hai? Gardenia mein log kya expect kar rahe hain for 5-year appreciation? Confused which one makes more sense for a calculated investment.

Gardenia ka RERA number PBRERA-SAS80-PR0839 hai, check karlo. But RERA bhi delays ko pura control nahi kar pata.
Current market mein toh ROI nikalna mushkil ho gaya hai, especially after the interest rate hikes. 5-year appreciation Omaxe Gardenia mein kitna milega, ye toh koi guarantee nahi de sakta. Chandigarh market abhi thoda stable hai, but aggressive appreciation expect karna galat hoga. You need to factor in property taxes, maintenance, and interest costs over 5 years. Is it really worth the risk for potential 30-40% appreciation in 5 years? I'm skeptical.
Totally agree. Manimajra mein bhi prices utne nahi badhe hain jitna log expect kar rahe the. Better to be cautious.
Celestia Royal mein hidden charges kitne ho sakte hain? Builder ne bola hai all inclusive, but I don't trust them. Gardenia ke liye 5-year appreciation ka koi realistic estimate hai kya? Mera budget tight hai, toh ek bhi extra charge meri planning bigaad sakta hai.
Upar se GST bhi hota hai, bhai. Uska bhi dhyan rakhna. Aur parking ka charge bhi alag se lag sakta hai.
Hidden charges mein usually electricity meter connection charges, maintenance advance, registration charges, stamp duty, and sometimes even club membership fees add ho jaate hain. Jo RERA price hota hai, usmein sab include nahi hota. Always ask for a detailed breakup.
Omaxe pe bharosa karna mushkil hai yaar, especially for a first-time buyer like us. Mere ek relative ne Mullanpur Garibdass mein ek project mein invest kiya tha, 2 saal delay ho gaya tha. Gardenia ka price range ₹1.2 Cr – ₹1.7 Cr bol rahe hain, but total 651 units hain. Itni units ka construction time pe complete karna, with quality, seems like a big challenge. Appreciation ke liye toh builder ka delivery record aur location dono matter karte hain.
Mullanpur mein toh kaafi builders ne delay kiya hai, New Chandigarh mein bhi same kahani hai. Mera ek friend ne ek aur builder ke project mein book kiya tha, 3 saal ho gaye, abhi tak possession nahi mila. Omaxe ka naam toh pehle bhi aaya hai aise cases mein. So, under-construction risk is NOT overblown, especially for us who are putting our life savings.
Sahi baat hai, delays toh common hain. But suna hai Gardenia Floors ka kaam thoda better pace pe chal raha hai compared to their other projects. Shayad inhone ab focus shift kiya hai.

Gardenia ki possession date 2027-07-01 dikh rahi hai RERA pe, which is still a good 3 years away. Kya ye log time pe deliver karenge? Budget mein Gardenia fits, but Celestia Royal ka total cost of ownership ka tension hai.
