₹2 Crore is just too much for an apartment in Pushpak. Iss price mein toh Mullanpur Garibdass mein plots mil rahe hain, jahan appreciation potential zyada hai. Apartments at this price point need exceptional amenities and location to justify, but rental yields are always a challenge.

Pushpak ke baare mein maine suna hai ki unki finishing quality average rehti hai, aur after-sales service bhi itni khaas nahi hai. ₹1.96 Cr is a huge amount, you don't want to deal with builder issues later on. Better research thoroughly.

Yaar, rental yield is a big concern. I checked for a similar property in New Chandigarh last year, and the maximum I could project was around 2.5-3% gross, not even net. For Pushpak, at almost 2 Cr, you'd need minimum 40-50k rent just to look decent, which seems very ambitious in this market. Liquidity bhi dekhni padegi, kahin phas na jaayein.
Totally agree! Itna paisa daal ke agar rental yield 2-3% hi hai, toh bank FD hi better hai. Capital appreciation bhi doubt lag raha hai 5-7 saal mein.
