Chandigarh investors: what's your 2027 ROI projection?

Did a site visit to Aerocity and New Chandigarh last weekend, comparing some Omaxe and Sushma projects. Everyone glorifies Mohali expansion, but I'm wondering if the real investment window for Chandigarh is already closing. Yaar, the current prices in Sector 44 and 49, even Zirakpur... are they sustainable for another 5-7 years? With PR7 and Airport expansion, sab bolte hain appreciation aayega. But has that already been priced in? What's the real ROI we can expect post-2027? Change my mind.
