posted on 18 MayChandigarh luxury projects often disappoint post-possession
Honestly, I'm fed up of renting, especially after my landlord raised rent again. Finally taking the plunge to buy property in Chandigarh, maybe even Raheja Winterwoods. But I'm really worried about construction quality. Log bolte hain initial shine ke baad cracks, seepage sab shuru ho jaata hai. Does bad construction really hit resale value badh mein? Aur ye fancy amenities, like a huge clubhouse – are they actually used daily, ya sirf dikhawe ke liye hain? Maintenance charges toh high hote hain, but is the service quality worth it? Kya yeh amenities premium pricing justify karti hain?

It's a tough situation for first-time buyers like us. My advice would be to look beyond the initial shine and fancy brochures. Check the RERA ratings of the builder, talk to people who have bought in their previous projects, and if possible, hire an independent inspector before possession. Regarding amenities, decide what you actually need and will use. A smaller, well-maintained set of amenities is better than a huge, neglected clubhouse. Don't let high maintenance charges eat into your budget for things you won't even use. Focus on core construction and developer's reputation for after-sales service.
This discussion is crucial. But does bad construction really hit resale value that badly later? And with the current market conditions in Chandigarh, especially for luxury projects in areas like New Chandigarh, is it even a good time to buy, considering the potential resale issues?
Resale value toh pakka hit hoti hai. Buyers are smart now, they check everything.
Absolutely, construction quality directly impacts resale. No one wants to buy a property that needs major repairs right after buying. For luxury projects, the market is a bit slow right now in New Chandigarh. There's an oversupply, and buyers are very particular about quality for the price they pay. So, a shoddy build will definitely reduce your pool of potential buyers and force you to drop the price.
You're right about the fancy amenities, they are mostly for show-off. My brother bought a flat in a so-called luxury apartment in Mullanpur Garibdass, it had a huge swimming pool and a lavish clubhouse. But guess what? The pool is rarely cleaned, and the clubhouse is mostly empty because the maintenance charges are so high that residents prefer not to use it or it's not well-maintained. We pay a bomb for maintenance, but the service quality is pathetic. Kya fayda aisi amenities ka if they're not functional or well-kept?
Haan bhai, sab dikhawe ke liye hi hota hai. Real use kuch nahi.
Totally agree with your point about amenities. My experience with a new project in Rasulpur was similar. They promised a state-of-the-art gym, a multi-purpose court, and even a mini-theatre. But after possession, the gym equipment was basic, the court was never finished properly, and the theatre was always 'under renovation'. We paid premium for these, and now we feel cheated. The maintenance charges are exorbitant, around ₹4 per sqft, but for what? It's a huge burden on our monthly budget for facilities we don't even use or that don't work.
Exactly! Yehi toh problem hai. Maintenance charges toh sky-high hote hain, but jab kuch kaam ho toh society office wale phone bhi nahi uthate. Meri society mein gym hai, but 3 machines kharab padi hain 6 mahine se. Bas dikhawe ke liye bana dete hain.
Bhai, Raheja Winterwoods ka toh naam hi mat lo. Mera ek relative ne wahan booking ka socha tha, but jab site visit kiya toh they saw so many red flags. Construction ki pace bahut slow thi, aur jo samples dikha rahe the, actual kaam mein woh quality dikh nahi rahi thi. Plus, unka track record Chandigarh mein previous projects mein bhi mixed raha hai, especially post-possession services ko lekar complaints bahut hain. I'd say, be very, very careful with them. Luxury projects often cut corners where it matters most.
Yaar, yeh toh darr lag raha hai. Itne bade builder se toh expect nahi karte aisa.
Oh really? Kya red flags dekhe the specifically? Main bhi Winterwoods consider kar raha tha because of its location. Agar itna issue hai toh I need to know more details before putting down any money.
Yaar, totally relate to this. Mera bhi landlord ne abhi rent badhaya hai, so I'm seriously looking at buying. Raheja Winterwoods toh kaafi advertised hai, but construction quality ka darr mujhe bhi hai. Mere ek dost ne ek high-end project liya tha Manimajra mein, aur 2 saal mein hi lift baar baar kharab hoti hai aur walls mein hairline cracks aa gaye hain. Bohot tension ho rahi hai ki itne paise laga ke bhi peace nahi milega.
Absolutely! My cousin bought in a 'luxury' project near New Chandigarh, they had fancy brochures but the finishing was so rushed. Tiles uneven, paint peeling. Builder ne toh sunna bhi band kar diya after possession. Raheja Winterwoods ka bhi sunke lagta hai, kahin yehi kahani na ho.
Same pinch bhai! Mujhe bhi lagta hai initial shine ke baad sab dhokha hai. Especially plumbing aur electricals mein problem aati hai.
