Chandigarh mein property dekh raha hoon for a smaller place, kids have moved out, don't need such a big house anymore. Omaxe Gardenia Floors aur Pushpak Society shortlist kiye hain. Omaxe abhi under-construction hai, but prices ₹1.20 Cr se shuru hain. Pushpak Society ready hai, but ₹1.96 Cr mein mil raha hai. Ready property ke liye itna premium dena worth it hai kya? Maintenance charges ka bhi tension hai. Omaxe mein kya expect karun for maintenance and possession? Any experiences with delays ya RWA issues in these?

I agree with the point about delays. Ready property ka alag hi comfort hai. Kids move out ho gaye hain, ab aur delays ka tension nahi lena. Pushpak Society ka location bhi decent hai, I heard it's close to Manimajra. Thoda stretch karna padega budget, but at least headache free. Maintenance charges Pushpak ke kitne hain, kisi ko idea hai?

Bhai, under-construction mein toh bahut risk hai. Especially Omaxe ka track record suna hai maine. Mere friend ne Ludhiana mein Omaxe mein book kiya tha, 2 saal late mila possession. Chandigarh mein bhi same scene na ho jaye. Ready property ka peace of mind alag hota hai, but haan, 1.96 Cr is a big jump.
Omaxe ka RERA possession date kya hai by the way? Is it even realistic?
Exactly! Sahi keh rahe ho. Meri sister ne bhi Zirakpur mein ek builder ke project mein invest kiya tha, 3 saal ho gaye, abhi tak possession nahi mila. Every time they give a new date. Plus, jab milta hai na, toh quality mein bhi compromise hota hai. Ready property mein you see what you get, aur immediate rental income bhi start ho sakti hai if you plan to rent it out initially. That 76 lakh difference for peace of mind and immediate occupancy seems worth considering, especially if funds aren't super tight.
