Not proud of this but I almost got duped by a pre-launch scheme. We're looking at Omaxe Gardenia Floors in Chandigarh for a 3BHK. My main concern is security for the kids. Are the CCTV and visitor management systems actually good, or just for show? Also, how much usable green space is there? Builders always promise parks but it's often just cramped towers. Need safe play areas. Any experiences with this project?

Itna wait kaun karega? Aur price bhi high hai for an under-construction project. I'd rather look at ready-to-move options.
Dekho, RERA number PBRERA-SAS80-PR0839 hai, that's a good sign for some transparency. But possession date 2027-07-01 seems really far off for an 'ongoing' project. 651 units hain, toh crowd bhi hoga. Think about the amenities getting overused. Also, heard about some water issues in that general area near Rasulpur, need to verify.
Site visit pe kya dikha unhone? Koi actual green space ya sirf brochure mein fancy drawings dikha diye?
You're right about the long possession date. The market in New Chandigarh is a bit slow right now compared to earlier demand. Buyers are definitely more cautious these days. So maybe there's room to negotiate on price if you push hard, especially with the higher end of that ₹1.7 Cr range. Don't be afraid to ask for discounts.
2027-07-01 is a long wait, no doubt. By then, interest rates can change so much! My EMI calculations are already giving me nightmares thinking about future rate hikes.

Omaxe ka track record toh theek nahi hai, bhai. Especially possession mein delay karte hain. Mera ek friend Manimajra mein phase 1 ka wait kar raha hai abhi bhi. Budget mein bhi ₹1.2 Cr – ₹1.7 Cr bahut zyada hai for a first home, bach ke rehna.

₹1.2 Cr – ₹1.7 Cr for a 3BHK is quite a range. Is it really worth it for a first-time buyer like us? Seems a bit on the higher side given the possession date is 2027-07-01.
Totally understand your concern about security. My cousin almost booked in another project near Mullanpur Garibdass and they showed fancy CCTVs in brochures but ground reality was very different during the site visit. Kids safety is paramount, especially in new developments.
