posted on 6 MayChandigarh projects: Builder delays aur RERA ki asli power kya hai?
Spent the whole Sunday checking out options in Zirakpur and New Chandigarh for a 3BHK. Kids ke liye bigger space chahiye, aur school quality bhi important hai. Sushma Buildtech aur SBP Group ke projects dekhe, but builder delays ka sunke darr lagta hai. Yaar, agar builder default kare toh RERA mein kya real options hain? Kya RERA complaints actually work karti hain ya bas paper pe hai? Koi apna experience bata sakta hai? Builder-buyer agreement mein kya clauses check karne chahiye for delays?

Look, RERA is a double-edged sword. It has definitely brought some accountability, and builders can't get away with everything like before. Filing a complaint is relatively straightforward, and they do take action, but the execution of orders can be slow. My advice would be to thoroughly vet the builder's track record, not just for the project you're interested in, but their previous ones too. Check if they have any ongoing RERA cases against them. And for the agreement, get a legal expert to review it, don't just rely on the builder's sales team. It's a huge investment, better to be safe than sorry.
Builder ne phir se date extend kar diya lol. My life story. It's like they have a calendar with only one date: 'Future'.
Zirakpur aur New Chandigarh mein options toh bahut hain, but quality aur delivery time sabka issue hai. Even in Manimajra, I've seen projects that looked great on paper but are stuck. Current market conditions in Chandigarh are tricky; prices are high, but builder confidence seems low for timely deliveries. Don't fall for pre-EMI offers without doing deep research on the builder's past projects.
You're right, Manimajra mein bhi same haal hai. What about areas like Rasulpur or Saini Majra? Are prices there more realistic, and are builders any better on timelines? Or is it just a Chandigarh-wide problem?
My experience with a project near Mullanpur Garibdass was a nightmare. Booked a flat with a promise of 2-year possession, but it stretched to 4.5 years! Builder ne hamesha naye bahane diye. RERA mein complaint daali thi, but it took forever. Finally, I got possession, but the compensation was a joke compared to the mental stress and rent I paid. Definitely check for a clause that clearly defines compensation for delays, not just a vague 'reasonable delay' type statement.
U5, RERA does help, but don't expect miracles. The key is to have a very strong builder-buyer agreement from the start. Make sure the penalty clause for delays is specific – like 10-12% interest on the amount paid for every month of delay, not some paltry sum. Also, check for an exit clause if the delay crosses a certain threshold, say 12 months, allowing you to withdraw with full refund and interest. Negotiate these points BEFORE signing, it's your only leverage.
Oh no, that's terrible! Which builder was this? So RERA helped, but not fully?
Bhai, you're not alone. Sushma Buildtech aur SBP Group ke projects mein delays toh common ho gaye hain. Especially Zirakpur aur New Chandigarh mein, har dusra project late chal raha hai. Yeh builder-buyer agreement mein penalties for delays toh likhi hoti hain, but real mein milti kitnon ko hain? Mera ek friend bhi फंस गया था, almost 2 saal late mila uska flat.
Sahi keh rahe ho U2. Mereko bhi lagta hai RERA bas ek formality hai. Lekin agar builder default kar hi jaaye, toh kya options hain? Kya RERA se hum apna principal amount with interest wapas le sakte hain? Aur agreement mein kya specific clauses dekhni chahiye to protect ourselves for delays and defaults?
Exactly! RERA ka naam toh sab lete hain, but jab asli problem aati hai toh process itna slow hai ki bandaa haar maan leta hai. Bas paper pe strong lagta hai.
