Does price negotiation actually work for a 3BHK in Sector 49? We're looking to upgrade from our 2BHK for the kids, my wife's main priority is safety and a good neighbourhood for the children. Seen a few places, specifically The Uppal Group projects in Sector 49. Quotes are around ₹1.8 Cr for a 3BHK, which is pushing our budget. Honestly not sure if they have any wiggle room. Has anyone managed to negotiate a decent chunk off the listed price in Chandigarh recently? What's realistic, like 2-3% or more? Or are these 'no-price-drop' policies builders mention actually set in stone? Is it even possible to get a proper spot discount, or is that just for festivals and big events? Trying to figure out if I should even push for it hard.

Totally feel you, yaar. I've been looking at Sector 49 too, and the prices for 3BHKs are just insane, especially for projects like Uppal. Negotiation? Forget about it, builders are acting like kings these days, knowing the demand. I tried for a 2BHK in New Chandigarh last year, hoping to haggle, but they barely budged 1-2%, even after multiple visits and showing serious interest. Is it even worth the sheer effort to push hard when they have such a 'take it or leave it' attitude? It's really demotivating for first-time buyers
