Chandigarh property: Rent vs. buy dilemma

60k EMI for a 2BHK in Zirakpur versus 25k rent for something similar – I'm honestly confused. My parents keep saying buying is always better, but the numbers don't add up for me right now. Property prices in Mohali IT City are high, ₹80L for a 3BHK, so EMI would be huge. Is the rental yield here even decent? Should I just rent for a few more years and save, or jump in now before prices go up more due to PR-7 Airport Road impact? What's everyone's experience?
