Has anyone dealt with builders near Manimajra recently? I'm looking at a 2BHK there. What's the average per sqft rate people are getting after negotiation? And what are the *real* hidden costs beyond the usual ones jo U1 ne bataye hain? Mujhe laga stamp duty ke alawa bas registration hota hai.

Try to negotiate for free amenities instead of price reduction. Like, a higher-end modular kitchen, ACs, or even covered parking if it's extra. Sometimes that works better.

Mullanpur mein haan, thoda scope hai, but 5-7% is a stretch for a reputed builder unless it's an inventory clearance sale. Usually, it's 2-3% max, and that too on the base price, not total cost. Don't forget, in New Chandigarh, connectivity is still developing, so factor that in. Check their RERA status too, some projects wahan delay ho rahe hain.
Bhai, negotiation new projects mein hardly hota hai. Especially in prime areas like Sector 50. Builders already price it high, they'll give you some 'inaugural discount' ya free parking, but actual price kam karna mushkil hai. Uppal Group ka toh naam hi hai, they won't budge much. Hidden costs? Maintenance, club membership, PLC (Preferential Location Charges), electricity connection, water connection, registry charges (apart from stamp duty), property tax advance. Poori list hoti hai.
Meri ek friend ne Uppal Group ke project mein dekha tha, they barely reduced 20-30k on a 1 Cr property. Sirf free modular kitchen bola tha. Toh expect mat karo ki lakhon mein kam hoga.
