Chandigarh Ready to Move: Is the price jump worth it now?

Honestly, I'm a bit overwhelmed looking at the market right now. Currently in a 2BHK in Sector 44, thinking of upgrading to a 3BHK or a small villa. Already have a home loan. The 'Ready to Move' corridor mein prices bohot badh gaye hain last 1-2 saal mein, no? Is this premium justified, ya abhi wait karna chahiye?
