Spent the whole Sunday checking out options in Chandigarh, especially Saini Bhawan. Honestly, construction quality dekh ke thoda tension ho gayi. Jo samples dikhate hain, real site pe finish utni achhi nahi lag rahi. I'm fed up of renting aur finally taking the plunge, but EMI vs rent math only works if the property holds value. After 1-2 years, cracks ya seepage issues aayenge toh resale value ka kya hoga? Kya builders actual quality deliver karte hain ya bas brochures mein hi achha hota hai? Any investor experience with this?

It's a huge headache to deal with these things after moving in, especially when you're already stretched with EMI. Be very, very careful with Saini Bhawan if your gut is telling you something is off.

Sahi baat hai U11, current market mein sirf price badh rahe hain, quality nahi. I'm looking at Rasulpur, and there too, the finish isn't great for the price they're quoting. It feels like we're being taken for a ride. Resale value ka toh sochna hi mushkil ho jaata hai.

Exactly what U1 said! Mere ek friend ne Zirakpur mein ek flat liya tha, ek saal bhi nahi hua aur bathroom mein seepage shuru ho gayi. Builder ne toh haath khade kar diye. Ab woh repair karwa raha hai apne paison se. So, Saini Bhawan ke liye agar aapko pehle se hi red flags dikh rahe hain, toh seriously consider karo. Ye ₹50 L – ₹8.0 Cr ki investment hai, koi choti baat nahi.
