Sector 49 — I just moved in a few months ago and am honestly shocked by the rental market. My friend is looking for a 2BHK; they're quoting ₹35k-40k easily now. Rent has shot up like 30-40% in two years, isn't it? Is this even justified, or will it stabilise? And these brokers, yaar. They act like they gatekeep every good place. Can't even find direct landlord contacts. What's your experience been like, especially with the sudden rent hikes and broker charges?

Brokers are the worst part. They show you 5 average places, then pressure you to finalize. And the commission! Ek mahine ka rent, that too for literally showing you listings you could find online. Saala, khud ko property expert samajhte hain.

Preach! I had a broker who literally refused to share the landlord's number until I paid half the commission, saying 'terms and conditions apply'. Like, dude, I just want to talk to the owner once!
Justified toh bilkul nahi hai. It's pure demand-supply imbalance and maybe a bit of speculative pricing. But how long can this go on? I was hoping to buy something in a couple of years, but if rent is this high, saving for a down payment becomes impossible. Kya karein?
Haan yaar, this is the new reality. My cousin rented a 2BHK in New Chandigarh last year for 28k, same configuration, good society. Now, if you ask, they're quoting 38k-40k minimum for similar places. It's not just Sector 49, even areas like Mullanpur Garibdass have seen a crazy surge. Builders have hiked prices for new projects too, so owners also feel justified raising rents. It's a tough market for first-timers like us.
Honestly, stabilization doesn't seem likely in the short term, especially with more people moving to Chandigarh. Waiting might mean even higher prices. Try looking slightly further out, like towards areas beyond New Chandigarh, you might find something reasonable, but it's a trade-off with commute.

Totally agree with you, bhai! I'm also looking for a 2BHK in Chandigarh, and the prices are insane. Earlier, I thought Sector 49 was relatively affordable, but 35-40k is just too much. Meri toh budget hil gayi hai poori.
