₹1.5 crore for my Sector 44 flat, and it's been on the market for 3 months. I work in real estate, but selling my own property feels different. Is the resale market in Chandigarh genuinely slow right now? Or am I just overpricing it? I'm seeing properties in New Chandigarh moving faster. What's the scene with older sectors?

I almost made the mistake of buying into an older sector last year, thought it would be a 'safe' investment. Luckily, my father convinced me to look at New Chandigarh. We found a great 3BHK in Omaxe for ₹1.35 Cr, still under construction but possession due in 6 months. It's further out, but the planned infrastructure and facilities are way better. The older sectors just can't compete on that front anymore, especially for first-time buyers like us who want something fresh.
U6, it was Omaxe New Chandigarh Phase 2. They had some limited inventory left at that price point last year. Ab shayad thoda up ho gaya hoga, but you can still check. The area is developing really fast, connectivity is improving.
Wow, Omaxe mein 1.35 Cr for 3BHK? That sounds like a good deal. Konsa project hai, bhai? Main bhi check kar raha hoon.
Yaar, I totally get where the original poster is coming from. My uncle also has a 3BHK in Sector 38 and usko bhi buyer nahi mil raha. He's asking ₹1.2 Cr, jo I think reasonable hai for that area. But people just don't seem interested in older properties, sabko New Chandigarh ya Mullanpur mein naya project chahiye.
U3, haan bilkul karta hai! Older buildings often have higher maintenance due to aging infrastructure – plumbing, electricals, common areas. Plus, some societies don't have the modern amenities like gyms or swimming pools that new projects boast, so buyers feel they're paying a premium for less. New projects might have higher initial charges but better facilities.
Sahi baat hai. But what about the maintenance charges for older vs newer flats? Kya woh bhi factor karta hai?
Absolutely! It's not just your uncle. I was looking for a 2BHK myself and visited a few flats in Sector 40 and 44. They were decent, well-maintained even, but the prices for a 20-25 year old flat felt a bit much, especially when you factor in renovation costs. Builders in New Chandigarh are offering better amenities, even if the location is a bit far. It's a tough spot for sellers of older properties.
