What's the real scene with Chandigarh's resale market these days? Kids have moved out, so we don't need such a big place anymore. Trying to sell our old house in Sector 44, but offers are so low, it's frustrating. Builders like Omaxe and Godrej are launching new projects in New Chandigarh, but their maintenance costs look crazy. Hum toh bas ek manageable 2BHK chahte hain, elevator aur hospital ke paas. Is it just me, or is the resale market really slow for older properties? Ya phir prices are just too high for smaller, good societies?

The market is definitely bifurcated. Older properties in established sectors like 44, 37 etc. have stable land value but the construction itself depreciates. Exactly! Builders like Omaxe and Godrej are hyping up New Chandigarh so much, but jab maintenance bill dekho toh hosh ud jaate hain. Mera ek dost Rasulpur mein dekh raha tha, 2BHK ke liye bhi 70-80L demand kar rahe hain, plus society charges alag. Is it even worth it to move to these new areas?
Omaxe The Lake ke toh kaafi high hain. Mere ek relative ne 2BHK liya hai wahan. Unka kehna hai ki 5000-6000 per month toh minimum hai, excluding electricity and water. Plus, the amenities they promised are still not fully functional. It's a classic case of 'dikhao kuch, do kuch'. Definitely check RERA documents for promised amenities and possession timelines before committing to any of these New Chandigarh projects. Old sectors, even with lower offers, might be less of a headache.

Yaar, totally relate! Hum bhi Sector 37 mein apna 3BHK bechne ki soch rahe hain. Offers itne kam aa rahe hain ki frustration ho jaati hai. Lagta hai purane gharon ki value hi nahi rahi.
