Chardham Apartment: Construction quality and amenities for investors?
My loan's approved, so I'm finally buying a place for myself in Delhi. I work in real estate, so I know how builders cut corners, but buying for myself is different. I'm looking at Chardham Apartment. My main concern is construction quality. Matlab, does that initial shine last? Does it affect resale value ya fir tenant attraction after a few years? Also, are amenities like the clubhouse actually used, ya fir just a fancy brochure item? What about maintenance charges vs actual service quality? Any long-term issues like seepage or fittings? Hoping for some honest, off-the-record opinions from owners. Hope this helps someone else too.

Yaar, I'm also a first-time buyer, and these discussions just make me more nervous. Every project has some red flags. For Chardham, the age is a big one. But if the location is good and the structure is sound, maybe it's worth considering if your budget is tight. Have you looked at the surrounding area? Is it well-connected? That also plays a big role in tenant attraction.
I heard Chardham had some issues with water pressure on higher floors back in the day. Does anyone know if that's still a problem? And the clubhouse, is it actually functional or just a dusty room with some old equipment? I'm worried about paying for amenities that aren't even usable.
But isn't the price range of ₹1.4 Cr – ₹2.7 Cr quite reasonable for Delhi, even if it's an older property? Agar location acchi hai toh value hold karega. For a first-time buyer like me, budget constraint is huge. I'm looking in Alaknanda and prices are just insane there. What about the total units, 108? Is that a good number for community management?
Haan, 108 units is a decent number, not too big, not too small. But the key is how active and effective the RWA is. If they are proactive, even an old building can be maintained well. But if not, then it's a nightmare. I'd try to talk to current residents about the RWA and their maintenance service quality.
The price range is definitely attractive for Delhi. But 'reasonable' is relative. You might save on acquisition but spend double on upkeep. My fear is that these older buildings have hidden costs. Like, how much would it cost to replace all the old fittings and fix potential seepage? That's not a small amount for a budget-conscious buyer.
Price sounds okay, but remember, renovation costs can add up fast. Old properties often mean you spend a lot upfront to make it livable by modern standards. Plus, for 108 units, maintenance can be tricky if the RWA isn't strong. My friend in Ansal Villas faces similar issues with their old society.
Bhai, Chardham Apartment ka possession date 1993 hai. That's almost 30 saal purana building. Construction quality ki tension toh hogi hi na. Is age mein toh major repairs aur seepage common ho jaate hain. Have you checked the current condition properly?
Sahi keh rahe ho. Older buildings, especially in Delhi, struggle with outdated wiring and pipes. Plus, if the original construction wasn't great, it just gets worse. Resale value definitely takes a hit unless it's a prime location or a major renovation has been done. What's the price per sqft they are quoting for such an old property?
Exactly! Mere ek relative ne Anand Vihar mein ek old flat liya tha, 20 saal purana. Initially sab theek laga but baad mein plumbing aur electrical issues ne jaan nikaal di. Maintenance charges bhi high the aur service almost zero. Chardham ka bhi similar scene lag raha hai.
