Charmwood Village price ceiling is already reached, fight me
Visited 3 resale flats in Charmwood Village on Saturday and honestly can't figure out if this pocket has already peaked. Just moved into Faridabad 3 months back, so this is my first-hand experience checking ground prices here. Asking rates are touching ₹8,500 per sqft in some towers, which feels steep for older construction. South Delhi connectivity toh solid hai, but is there any real upside left for capital appreciation? Or are buyers just paying extra purely for the border location? Actually wait, rental demand looks decent though... Is it still undervalued or am I missing something?

Honestly I am super confused now after reading this thread. One side feels location is unbeatable, other side screams that capital growth is dead at these levels. What happened with your negotiations OP, did any seller agree to come down below ₹8k or did you pause the search?
I am also waiting to hear if sellers actually negotiate here or just sit on listings for months.
Sector 35 might give better capital appreciation if you want a fresh flat, but the daily drive to South Delhi will test your patience. Charmwood is strictly an end-user convenience play today, not an investor goldmine. Faridabad market overall is seeing heavy supply in Neharpar, par border pe land khatam hai, so prices might just stay sticky.
Brokers in that belt keep pushing resale units saying rental yield covers the EMI. Maine ek local agent Goyal Estate Agency se baat ki thi last week, their registered track record shows literally 0 developed projects, bas pure brokerage and trading khelte hain. Inki baaton mein aakar decision mat lena. Can someone confirm what exact rent a 3BHK commands right now?

A standard 3BHK in Eros towers fetches around ₹32k to ₹38k depending on furnishing. Yield is roughly 3% to 3.5%, so EMI toh kisi angle se cover nahi hogi bhai, thoda gap toh pocket se pay karna hi padega.
Bhai border advantage is real, you cannot deny that. My office is in Mohan Cooperative, and living here saves me 1.5 hours daily compared to going deeper into Faridabad like Sector 35. But whether prices will double from ₹8,500? Mujhe lagta hai upside ab bohot slow hoga.

Renovation easily adds another ₹800 to ₹1,000 per sqft in old flats. Mere jaisa pehli baar lene wala toh waise hi loan eligibility calculate karte karte thak gaya hai. Is this really worth stretching my life savings?
I checked two units last month, one owner asked ₹8,200 and another flat on top floor was quoting ₹7,900. Lekin renovation cost alag se jodna padega, kitchen and bathrooms are completely outdated.
